FORMAT: You have been asked to write the scope of work for the concrete subcontractor on the upcoming project. The scope of work you write will be incorporated into the subcontract for the project.

You are writing the scope of work from the vantage point of a general contractor.

BACKGROUND INFORMATION

There is a full complement of Plans and Specifications that have been prepared for this project. The Plans and Specifications specifically identify the requirements for all concrete work as well as other trades. The contract you entered into with the owner, states the following:

The prime contract consists of: (1) change orders duly executed after the agreement between the owner and general contractor is executed, (2) any addenda issued as prior to the execution of this prime contract, (3) the Specifications, and (4) the Plans.

The Specifications consisting of 954 pages were prepared by the Architect and are dated June 30, 2020

The Drawings consisting of 45 Plan Sheets were prepared by the Architect and are dated August 15, 2020.

The Project Manager has asked you to make sure that the scope of work is complete and that there are no gaps. Gaps exist when no subcontractor is covering a scope of work. If a gap is found, it will cost the general contractor money it did not expect to spend. This will reduce the profit for the project.

I am giving you the Subcontractors scope to work from the proposal that was submitted to you. Your job is to write the scope of work for this subcontract.

HINT

Do not just copy the subcontractors proposal. Take the following into consideration:

  • What are the governing documents for the project?
  • How do you intend to divide the work up between subcontractors?
  • What other costs will the subcontractor be expected to cover? This can be costs related to the performance of the work, such as, if the work is in a public right-of-way or due to local laws.

THE SUBCONTRACTORS PROPOSAL:

Bid Price – $318,500

Price is based on Plans and Specifications received from Contractor dated May 17, 2020. Estimate based on quantities taken off from the structural drawings. No other plan sheets were reviewed.

Subcontractor acknowledges receipt of Amendment Nos. 1 thru 4.

Trade/Division: 1) exterior site concrete, 2) cast-in-place concrete foundations, 3) concrete slab-on-grade

1000 SF – Furnish, install, and compact 6″ of ABC base for all exterior apron concrete pavement

Furnish and Install exterior trench drains 2 each

Furnish and install 13″ thick exterior slab at apron no more than 20 CY

Furnish and install 6″ thick exterior slab at driveways no more than 10 CY

Furnish and install 7″ thick exterior slab at break area

Furnish and install all expansion joint materials up to 100 LF

Furnish and install concrete valley gutter per plans up to 100 LF consisting of no more than 6 CY

Furnish and install concrete sidewalks per plans up to 450 LF

Furnish and install detectable warning pads per plans

Site security wall foundation per plans

Furnish and install site flag pole base

Furnish and install site light pole base

Furnish and install colored concrete sidewalk

Site utility transformer pads for utility co.

Install only pipe bollards 12 each

Furnish and install exterior concrete curbs per plans

Furnish and install all sidewalk ramps per plans

Furnish and install dowels for tie-in to existing apron slab

Control joint caulking / sealants / void caps

Scope 2

Excavate footings as required after over-excavation work complete

Haul-off excavation spoils off-site

Forming layouts for footings and foundations, not surveyor

Furnish labor and material for all forming materials required

Furnish shop drawings for all footings, foundation, & pier rebar

Furnish and install all rebar for footings, foundations, & piers

Install all anchor bolts for building columns

Furnish and install all concrete for footings, foundations, & piers

Back-fill of footings and foundation included in price

Grouting of building columns included in price, drypack

Scope 3

Furnish, install, and compact 4″ thick ABC base under hangar slabs

Furnish, install, and compact 4″ thick ABC base under office space slabs

Furnish shop drawings/submittals for slab reinf.

Furnish and install all slab reinforcement in tenant space

Furnish and install all slab rebar

Furnish & Install two (2) hangar area floor drains

Furnish and install all expansion joints

Furnish and install all construction joints

Saw-cut joints per plans and specs.

Furnish and install vapor barrier per plans and specs

Furnish 10-year warranty on vapor barrier

Furnish and install 8″ thick slab in hangar areas

Furnish and install 4″ thick slab in tenant areas

Slab tolerances to be 1/4″ per 10′ measure w/10′ level

Mezzanine slab, 3 1/2″ thick

Drill & epoxy of leveling rods for hangar door tracks

Pour back slab after door tracks have been set

Slab turn-down edges per plans
